  • Pursue and advise Landlord of non-payment of rent

Example: if the tenancy is a 12 month tenancy and the rent is £1000 per month, the fee calculated shall be 12% of the annual rent, so the fee will be £1,440 (inc VAT).  This commission will also be due on every tenancy renewal
For lets of less than 6 months duration a SHORT TERM LET fee will apply which  will be 24% (Inc VAT) and the services provided will be as for letting service

Service Includes

  • Collect and remit rent received

  • Deduct commission and other works
  • Advise all relevant utility providers of  changes
  • Undertake periodic property visits
  • Arrange routine repairs with approved contractors
  • Hold keys throughout the tenancy
  • Deposit dilapidation negotiations

Example: if  the tenancy is a 12 month tenancy and the rent is £1000 per month, the fee calculated shall be 19.2% of the annual rent, so the fee will be£2,304 ( Inc VAT). This commission will also be due on every tenancy renewal.
AADITIONAL NON – OPTIONAL FEES AND CHARGES  (IRRESPECTIVE OF LEVEL OF SERVICE)
Tenancy Agreement Fee £240 (Inc VAT)

  • Draw up the Tenancy Agreement and issue the relevant paperwork

Deposit Registration Fee:  £42 (Inc VAT) Per annum

  • Register Landlord and Tenant details and protect the security deposit with my deposits  (or other authorised  Government-authorised Scheme)

Inventory Fee  The Inventory company’s charge is dependant on size and content of the property

  • The cost of the Inventory Clerk will be passed directly to the Landlord and normally deducted from the initial rent collected, Croft do not make any additional charges for this

  • To attend as necessary for specific requests such as to monitor a tenancy or a maintenance-linked visit ( this charge can be made at Croft’s discretion.

Arrangement fee for refurbishment over and above day to day management ( if managed)  11% ( Inc VAT) of net cost of works arranged

  • Arranging estimates with contractors (normally two)
  • Ensuring work has been carried out in accordance with specification/estimate
  • Retaining any warranty or guarantee as a result of any works.
